haa design partnered with developer Speyroc Limited on a 20,000 sqft speculative multi-tenant office and research building in the Scottish Enterprise Technology Park, East Kilbride.

Speyroc is an unusual developer that builds and then manages its developments over the long term. They have a refreshingly broad perspective on development and construction. The brief was founded on the idea that cost effectiveness, sustainability, and attractiveness are therefore not mutually exclusive. It called for a highly sustainable design, efficiently planned and highly adaptable, designed to meet a range of tenant types and sizes, all built to a modest budget.

The building wraps around a central atrium, and is naturally cooled and ventilated, making use of generous floor to ceiling heights, an exposed concrete soffit and thermally controlled cross ventilation via the atrium.

It achieved a BREEAM ‘Very Good’ rating, and tenants value the quality of space and light achieved by the design.
